Pool renovation questions, answered
The questions we hear most from homeowners and HOA boards before a resurfacing, renovation or leak repair.
Estimates & pricing
Is the estimate really free?
Yes. We visit your property, look at the pool and yard, and write an estimate at no charge. You can also text photos to (954) 953-3808 for a faster first look before we come out.
Do I have to pay a big deposit up front?
No. A booking deposit, usually less than 5% of the project, holds your spot on the schedule. If your project needs engineering or permit drawings, those are paid when they are ordered. After that, you pay in stages as the work happens at your home, and only for work we have actually done. No crew on your property, no bill.
How is the estimate organized?
It is itemized by group, such as Pool Renovation, Deck & Drainage, and Equipment & Systems, with a clear total. You can see each part and decide whether to do all of it or phase the work.
What is not included in the price?
Planning, engineering and permitting are quoted separately when a job needs them. Hidden underground conditions found during work are extra. HOA approvals and fees are the homeowner's responsibility, though we can provide drawings and specs for your submission.
Why won't you quote a price over the phone?
Pools differ too much. Size, condition, access, finish, tile and deck all change the number. A short visit prevents a guess that later turns out wrong. Photos can help us give a first impression.
Does natural stone vary in color?
Yes. Travertine and marble are natural stone, so color and veining vary from piece to piece. We say this in the contract, and we can show you samples so you know what to expect.
Resurfacing & renovation
What finishes can I choose?
Plaster, quartz such as Diamond Brite, and pebble. Plaster comes in many colors, such as Sky Blue, Azure and Capri. Each differs in texture, look and cost, and we go through them on site.
Do I need to drain my pool?
For a new interior finish, yes. In South Florida the water table is often high, so a pool should not be drained without checking groundwater. Many pools have a hydrostatic relief valve, which we check first.
What does fire-up mean?
Fire-up is the start-up after a new finish: filling, running the equipment, balancing the water chemistry and brushing the surface. It is included in our renovation scopes, since the first days matter for the finish.
Can you also redo the tile, coping and deck?
Yes. We install waterline tile, new coping, marble, travertine and paver decks, and deck drains. Doing them together can simplify scheduling and access to the yard, and each item is listed separately in the estimate so you can see its cost.
Can you add features like a waterfall or bench?
Yes. We have done infinity and zero-edge edges, waterfalls and in-pool seating. These are structural changes, so we confirm the scope on site and note any engineering or permit needs.
Repairs & leaks
How do I know if my pool has a leak?
Watch for water loss beyond normal evaporation, wet ground near equipment, or a pool that needs constant refilling. Text us what you see. A leak test on site finds where the water is going.
Where do pool leaks usually come from?
Common sources are return lines, skimmer throats, cracks in the finish and other plumbing. We test to find the actual source, and we do not guess or replace parts at random.
How long does a leak repair take?
Leak repairs typically take about two to seven days on site, depending on the cause and how much work is needed to reach it. Sometimes the pool must be drained. We explain this before starting.
Do you test after the repair?
Yes. We test before the repair to find the problem and again after to confirm it is fixed. A second test is part of our leak scope, so you are not left wondering whether the repair held.
New pools
Do you build new pools?
Yes. We build custom gunite pools with an integrated spa, sun shelf and deck, and we can coordinate pergola, fence and sod for a full backyard package. It starts with a design visit and an itemized written proposal.
What decides the cost of a new pool?
Size, shape, spa and sun shelf, finish, deck material and area, equipment, site access and soil conditions. Planning, engineering and permitting are quoted separately when needed. We list each item so you can adjust the scope.
How long does it take to build a pool?
It depends on the design, permit review and weather. Summer rain and hurricane season can move dates. We give a schedule with the proposal and tell you if something changes along the way.
Do I need HOA approval for a new pool?
Most HOA communities require it, and the homeowner submits the application and pays any fees. We can provide drawings and specs to support it. Start early, since boards often meet only once a month.
Weekly cleaning
What does weekly pool cleaning include?
Skimming, brushing walls and tile, vacuuming, emptying baskets, testing and balancing the water, and checking the pump, filter and equipment. If we spot a problem, we tell you early so it stays small.
Do you service salt pools?
Yes. We maintain traditional chlorine pools and salt chlorine systems alike. On a salt pool we also look at the cell and the water chemistry that keep it running well.
Do I need to be home for the weekly visit?
No. We just need access to the pool and equipment, such as an unlocked gate. If you are away, we will tell you what we found and did if something needs your attention.
Is weekly service available on my street?
It depends on our routes. Send your address and a few details about the pool, and we will confirm whether your street is on our route and quote the service. If your pool is green, we will tell you before we start.
Working with EDX
Where do you work?
We serve Palm Beach County and Broward County, with some projects in Miami-Dade. Our office is at 433 Plaza Real in Boca Raton. Not sure if you are in range? Call or text (954) 953-3808.
Are you insured?
Yes. We carry general liability and workers' compensation coverage and an umbrella policy. If your HOA or property manager needs details, ask and we will go through the coverage with you.
Who handles HOA approval?
The homeowner submits the application and pays any fees. We provide specs and drawings to support it. Starting the HOA process early helps avoid schedule delays, since boards often meet only monthly.
Do you work with HOAs and community associations?
Yes. We have done community-association pool work, including leak repair and maintenance proposals. We write clear scopes that a board can review, grouped by area of work, with the total shown.
How do I reach you?
Call or text (954) 953-3808, or email support@edxpools.com. We are open Monday to Friday 7 to 6 and Saturday 8 to 2, closed Sunday. Texting photos is the quickest way to get a first look.
